Parkmead, Saranap and Tice Valley

Tucked away in the southeast corner of the city, Parkmead, Saranap and Tice Valley are ideal neighborhoods for those who want to live close to downtown Walnut Creek. Post war ranch homes mix with newer larger homes in this area. Tice Valley boasts the community park and the Tice Valley community gym, which is used for basketball, volleyball and exercise classes.

One of the more affordable areas of Walnut Creek, Larkey Park has many one story homes built in the 1950s. The average price of a home in Larkey Park is about $500,000. Palos Verde is a small neighborhood in Walnut Creek located just west of Larkey Park. It’s bordered by Beacon and Summit Hill Ridge to the south, Geary and Pleasant Hill Roads to the north, and Larkey Lane to the east. Less than 2000 people live in the Palos Verde neighborhood. The homes are slightly newer than you’ll find in Larkey Park.

Walnut Knolls, Walnut Heights and Rudgear Homes

Here you’ll find mostly one story ranch homes built in the 1950s. Walnut Knolls is a desirable neighborhood because of its close proximity to both the Broadway Plaza shopping center and the Shell Ridge Open Space. Walnut Heights is another small neighborhood of a few hundred homes located southeast of downtown Walnut Creek along Walnut Boulevard. This is a highly desirable area because of the Shell Ridge Open Space located just blocks away.

Ygnacio Valley and Northgate Homes

Ygnacio Valley is one of the largest and most densely populated areas of Walnut Creek. It’s located in the heart of the city, bordering Treat Boulevard to the north, Oak Grove to the east and Heather Farm to the west. Northgate is another affluent area of Walnut Creek located south of Walnut Avenue, west of North Gate Rate, north of the Shell Ridge Open Space and east of Shadelands Park. Northgate is home to many large two-story homes built in the 1960s and 1970s.

Mid-range condo complexes in Walnut Creek are found close to downtown, north along Oak Street, east of downtown along Walnut and some along Creekside Drive south of Las Lomas High School. One of the nicest features about mid range condos in Walnut Creek is their proximity to both the Walnut Creek and Pleasant Hill BART stations.

Luxury condos in Walnut Creek include The Mercer, 1800 Alma and 555 YVR. These buildings are all within walking distance to downtown Walnut Creek
