Working with a Realtor.
Because the internet makes it so much easier for buyers to do their own shopping, many people believe that they don’t need an agent. And it’s possible to buy a house without one. You could use the services of the listing agent. But that’s probably not in your best interest. Do you really want to be represented by the agent that already represents the seller?
Here’s something you may not have known. As a buyer, you get to work with an agent for free. That’s because the seller most always pays the commissions, which is usually 6% of the purchase price, split in half. The buyers agent then has to give their cut to their own broker, and after that and taxes, gets to take home about $16. No I’m kidding, but good realtors do work hard for their paychecks, and since they’re 100% commission based, they don’t get paid unless the deal closes.
What do you want in an agent?
- Someone that knows the market. You may know a realtor, but if they’re your Uncle Ted from Fresno, he’s not going to be much help.
- Find someone that asks a lot of questions.
- Ask yourself if you can stand to spend an entire afternoon looking at houses with them. You’re going to be working with this person probably more than you think.
How to find a good one? Referrals. Ask your friends if they know anyone good. If you don’t’ know go to open houses and chat them up. See if you like their style. Are they pushy? Do they ask questions, or do they tell you everything you already know.
What can they do for you? A lot of times, they know about houses before they come on the market. And they have access to the Multiple Listing Service, which is not the same as just going on Zillow. Those sites are slow and sometimes a home can be sold already by the time it ever gets on Zillow. They of course, can let you into homes with their trusty electronic key.
So my tip is to start shopping for a good agent about the time you start shopping for a new home as well. You’ll want to build a relationship with this person so they get to understand what you’re looking for and help you find it. Remember, realtors are mostly good people doing a tough job. It’s the lawyers you have look out for.
